How a lease works

We lease a portion of your land for a solar array and/or enclosed battery storage system. You receive base rent with annual escalations; we cover all development costs, interconnection studies, equipment, construction, insurance, taxes attributable to our improvements, and ongoing operations & maintenance.

  • Size: Solar: 5–40+ acres. BESS: 0.5–3 acres (flat/level preferred).
  • Proximity to grid: Near substation or 3‑phase distribution; roadside frontage helps.
  • Zoning: Industrial/Commercial/Agricultural with energy uses permitted or by variance.
  • Constraints: Minimize wetlands, floodplains, steep slopes, endangered species habitat, deed restrictions.
  • Access: Year‑round access; clear title; willingness to provide utility easements.
  • Regions: Focus on NJ, NY, PA (PJM) and TX (ERCOT), plus adjacent markets.

What could you earn?

Rent varies by market, interconnection capacity, zoning, and site work required. We typically structure base rent + annual escalator during the lease term, with option payments during development and milestone bonuses at Notice-to-Proceed (NTP). Final pricing follows due diligence.

Frequently Asked Questions

What’s the difference between Solar and BESS?

Solar generates electricity during daylight. BESS (Battery Energy Storage System) stores electricity for delivery when it’s most valuable or needed for grid reliability. Many sites work for one or both; we’ll advise based on your parcel and local grid conditions.

How visible or noisy is a BESS site?

BESS units are containerized and set behind fencing and landscaping. They produce minimal routine noise (typically comparable to HVAC). We design to meet local sound ordinances and include fire‑safety systems with 24/7 monitoring.

What about safety and fire code?

We comply with the latest NFPA/IFC standards, coordinate with local fire officials, and implement UL‑listed systems, remote monitoring, and emergency response plans. Safety is engineered into equipment selection and site design.

Who pays for permitting and interconnection?

Promittens Energy funds development, utility studies, engineering, equipment, construction, and operations. You receive lease payments; we take on project risk and obligations.

Will this affect my property taxes?

Typically, you remain responsible for underlying land taxes. We cover taxes attributable to our improvements, as specified in the lease. We can also discuss PILOT structures where available.

Can I keep farming or other uses on the remaining land?

Often yes. We only lease the portion needed for the project plus access and utility easements, leaving the rest for your use, subject to local rules and safety clearances.

How soon could rent start?

Option payments may start soon after signing an LOI/Option to Lease. Base rent begins at NTP or COD depending on the structure. Timelines vary by utility and permitting.

What information helps you evaluate my site quickly?

Parcel address/Block‑Lot, acreage, current zoning/use, known constraints (wetlands, floodplain), nearest substation/feeder if known, and a contact for utilities or municipal records.
